Network Development Director – LATAM

Job Purpose

The Network Development Director will be responsible for delivering network growth of IWG locations across LATAM, in addition to supporting and executing leasing transactions, renewals and maintaining positive relationships with Landlords within an existing portfolio.  

The Network Development Director will take accountability for communicating the growth in the flexible work market and selling the opportunities of the IWG proposition to property owners, developers, investor and real estate brokers.

 

Key Responsibilities

  • Asset / property management – maintain a log and resolve existing real estate portfolio issues, contract extensions, renewals and re-negotiate where necessary and appropriate.
  • Take initiative and negotiate with existing Landlords within the assigned portfolio for the renewals and restructuring of the existing leases.
  • New location development – identify, analyse and negotiate agreements to open locations in accordance with IWG’s strategic and financial growth objectives. This will be done through a combination of partnerships, investment, merger and acquisitions transactions.
  • Prepare the Investment case to deliver new IWG locations and network growth in LATAM
  • Generating and maintaining working relationships with property owners, developers, investors and real estate brokers, positioning the IWG proposition
  • Identify potential acquisition targets within the region, working closely with contacts and colleagues within the business to ensure we are delivering on our strategic growth plans

Required Skills, Experience & Qualifications

  • At least 10 years of experience in corporate real estate market with a good network of Landlord relationships across LATAM 
  • Develop and maintain a pipeline of growth opportunities, both organic and acquisitions
  • Commercial focus – ability to plan and analyse return on property spend
  • Strong communication and interpersonal skills, able to persuade, negotiate and build relationships with both internal and external stakeholders
  • Comfortable making decisions, evaluating options and considering consequences
  • Strong planning and organisational skills, including the ability to prioritize, multi-task, delegate and work autonomously
  • Adaptability and flexibility, able to respond quickly to changing demands, processes and updated information

Desirable

  • Proven success in building a sales pipeline though business development, networking and relationship management
  • Experienced at presenting to groups of prospects
  • Previous P&L ownership highly desirable
  • Professional communication skills with a high success rate in building and maintaining relationships
