NETWORK DEVELOPMENT MANAGER (EAST/WEST)
Duties and Responsibilities
1. Reports to NAM Portfolio Vice President.
2. Track all Lease/amendment agreements signed and distributed by Legal on Sharepoint spreadsheet, sending list to Finance monthly.
3. Copied on email from Legal approval for lease documents, check for any prepaid rent or LOC required at signature, send to accounting and cc: Legal.
4. Receive new executed leases, amendments, management agreements, ensure all documentation included & signatures (W-9 & LL contact info). Once centre # issued, distribute via email.
5. Data entry for all lease documents into MP lease documents.
6. Request LOC from treasury, gathering info from Legal and submitting on form.
7. Send Operations section of leases to Operations team via email.
8. Send R&M abstract to Cushman & Facilities for all new leases.
9. Create TI Summary for new leases and amendment; send to Construction.
10. Cross-validate all (by region) leases, amendments, letter agreements, commencement agreements have been input CORRECTLY into MP.
11. Request NEW insurance certificates for NCOs. Receive changes to COIs from centres & landlords. Timely request changes from Marsh & verify accuracy. Upload COIs weekly to SharePoint TEAMS site for all centres. Annually upload new COIs. Work with UK Risk Manager on all insurance claims, providing lease docs, etc.
12. Receive, validate, and distribute landlord, property manager or remittance changes for Leases (request add’l information like W-9, vendor form as needed) and distribute. Upload into MP lease record.
13. Support centres, Facility dept and Cost Control by answering questions pertaining to leases (Landlord/Tenant responsibilities). Act as first resource in handling disputes with landlords re: construction noise, HVAC, leaks, elevators, janitorial/pest. Escalate unresolved R&M issues (on issue log provided to city manager) to Portfolo VP for formal notice.
14. Support Centres, Cost Control, Facilities and Operations teams for clarification of USE or EXCLUSIVE restrictions/violations (for customer use). Escalate any unresolved issues to Portfolio VP.
